Getting Ready to Sell


Potential buyers want to envision themselves in the home when they come to tour. Below are some key tasks to help sell the house.

clean & declutter

- remove oversized or out of place furniture

- minimize items and decor on counters and shelves

- clean out closets

- make sure decor and paint are bright and neutral

- minimize the amount of knick-knacks and personal mementos on display

make repairs

- change paint to light neutral colors

- replace broken our outdated hardware and fixtures

- replace all lightbulbs with bright white bulbs

- make note of large scale repairs such as an old roof or AC that may influence or hinder selling or influence pricing

freshen curb appeal

- fresh paint or stain on weathered doors

- trim bushes and trees

- mulch flowerbeds and add new plants where necessary

- clean windows

- make sure your house numbers are clearly visible, they may need to be replaced if they’re too small

consolidate important documents

- create a folder with all of the manuals of appliances

- consolidate records of all updates and major repairs you have made

prep for showings

- before each showing, wipe down all counters and toilets, vacuum, and makes sure your home smells clean and fresh

-make beds, open blinds, and turn on all lights and lamps

-adjust thermostat to be comfortable for the season

- make sure any pets are in a safe place out of the way for the potential buyers

- prepare to be out of the house for the duration of the showing, giving potential buyers plenty of time to imagine themselves living in your home
